I. The first factor in house purchase is money.

II. Purchase a house in the city proper or a house far away from the city proper?

III. Highrise or Multi-story?
  I think it is the problem of personal taste. For highrise, you have to pay more and have less area. There exist many problems: 1. Large shared area, small saleable area; 2. Low floor, some lower than 2.6m, hard to accept it. 3. Large column area. 4. Inherent characteristics of the building structure, low possibility for decoration change. 5. High management fee charged.
  
  In the technical aspects, the highrise and the multi-story or individual villa have their own advantages and disadvantages.

  1. The use term of the highrise is longer than that of the multi-story. 70 years for the highrise and 50 years for the multi-story.
  
  2. The architectural standard of the highrise is higher than that of the multi-story and the quality of the highrise is better than that of the multi-story.
  
  To some degree, the disadvantage of the highrise is the advantage of the multi-story.

IV. Quality Problem
  Most of people have much to do for a house for life. It is tragic to buy a bad quality house with your saving of your lifetime. That is why more and more people prefer to buying a completed building.

  1. Pay attention to the past development record of the developer and check whether there is any bad record.
  
  2. Pay attention to the strength of the developer. The sufficient capital investment is the precondition to the completion of the community with guaranteed quality.

  3. Some developers are temporary project developers instead of professional ones, who build the community due to the possession of a plot. You have to be careful at this time. VI. Transport
  The first meaning of transport is the public transportation means you take. Even if you have a car, you have to take the problem into account for your family member. When we comment on whether the transport is convenient, it is subject to the convenience of the public transportation.

  The second meaning of transport refers to transportation you commute the city proper and the working place. If you are a highrise user, you have to check the size and quantity of the elevator. Too small elevator makes you have a hard time. A building with elevator and without backup power supply is unacceptable.

VII. Community Services
  The supporting community services include large community service and small community service, but they are the same in essence. It is an attributive problem. The supporting community services mainly cover security management, education facilities, medical organization and food market. Different from the foresaid, these factors shall be calculated according to the time on foot. If it takes 1 hour to go to the food market, it is unacceptable by a lot of housewives.

VIII. Community Environment
  The present housing estates tend to the development of the community. The residence with individual building is less and less, at least it is not a mainstream.

  The community environment covers greening and leisure & activity places. Generally speaking, it is possible to realize greening because it costs less money while the activity place is impossible. It is a problem. In the planning of some real estate developers, it is available in club, natatorium and tennis court. If you check the sales brochure, there is a sentence in very small font on an unnoticeable position that must never be ignored: All the information in the Brochure is subject to the approval of the government and the formal legal documents. Any change shall be made without further notice.

  Based on such sentence, any change of the developer’s plan is legal. The developer has never reported it to the government, therefore there exists no verification.

IX. Daily Expenses
  For living in the modern city, any cost may occur, including environmental heath, water and electricity plus management fee of the building (including elevator service fee) and public facilities maintenance fee and service fee, etc. you may think it is a public problem, yet you will have troubles in case of imposed unjustified charges.
